Hard money land loans are used to finance the purchase of a plot of land. They are used when the buyer is interested in buying a piece of land to build a home or utilize for business purposes. Our hard money land loan programs allow for the purchase or refinance of raw or entitled land for development.

Lending Criteria & Guidelines:

  • Loan Amounts: $100,000 – $2,500,000
  • Property Type: Land – Raw or Entitled
  • Loan Type: Purchase or Refinance – 1st Trust Deeds only
  • Loan-to-Value: Up to 25% LTV on Raw Land; Up to 30% on Entitled Land; Up to 35% LTV on Entitled & Permitted Land; Up to 40% on ‘Shovel Ready’ Land
  • Terms: 1 to 4 years with Balloon – Interest Only Payments (amortization available)
  • Occupancy: Owner Occupied and Non-Owner Occupied
  • Underwriting: Equity Driven, Bank Statements, No Tax Returns (other docs apply)
  • Property Valuation: Appraisal Required
  • Interest Rates: Starting at 12.99%
  • Points & Fees: 2+ Points plus Underwriting & Valuation of $2,995+
  • Broker Protection: Broker Friendly – We pay Commissions!
