Loan Type: Fix and Flip in 1st or 2nd lien position
Loan-to-Value: Up to 80% LTV on Purchase, 70% on REFI and Cash Out REFI. Up to 65% loan on After Repair Value.  75% on Purchase and 75% on Rehab Funding Option available
Timeline to Fund: Fast Funding, Typically 10-14 Business Days
Terms: Interest Only or Amortization with 1-3 year terms, 6 month guaranteed interest
Occupancy Owner Occupied or Non-Owner Occupied
Underwriting: Need to document some way to pay the monthly mortgage.  Asset depletion, income, rents, savings…
Property Valuation: Broker Price Opinion on Residential SFR or Duplex and Appraisals on Multi-Family and Commercial.
Interest Rates: Starting at 8.99% Principal and Interest Payments for 1st Trust Deeds and 10.99% on 2nd ‘s
Points & Fees: 1.5 – 2.0 points Option plus Underwriting of $3,495 +
